Why 'best locality' is the wrong question
Ask three brokers for the best locality and you will probably hear three different answers, each influenced by what they happen to be selling. A better question is: best for whom, and for what purpose? A young couple working in the city, a retired family wanting calm, a Bengaluru buyer wanting a weekend home and an investor looking at long-term holding will weigh the same area very differently.
Mysuru is a compact city with an old core, growing outskirts and several areas shaped by institutions, ring roads and the highway. Rather than quoting prices for particular neighbourhoods, which change month to month and which we cannot verify here, we give you a method that stays useful regardless of the numbers.
Step one: decide your top five priorities
Rank these from most to least important for your family. Your top five become the criteria for scoring.
- Daily commute to work or business.
- Access to good schools and colleges.
- Access to hospitals and emergency care.
- Quiet surroundings, greenery and air quality.
- Access to the Bengaluru-Mysuru highway, the railway station or Mysuru airport for frequent travel.
- Shopping, dining and daily needs within easy reach.
- Budget and price growth potential.
- Resale or rental demand.
Weight each priority from 1 to 5, where 5 means essential. This keeps the scoring honest, because a feature you rarely use should not decide your purchase.
Step two: score each locality on the same sheet

Multiply each score by your weight, add them up and compare localities. The numbers will not be scientific, but the process forces you to see trade-offs and to visit places rather than guess.
Visit each shortlisted area at least twice, once on a weekday morning and once on a weekend evening. A single sunny noon visit tells you very little.
Step three: verify with public facts, not promises
Mysuru's well-known landmarks and institutions, including the University of Mysore, Chamundi Hills, Mysuru Palace, the railway station and the airport at Mandakalli, are good reference points. But a landmark being in the city does not mean it is close to every neighbourhood. Always measure distance and travel time yourself.

Using the scorecard with a broker or developer
Share your scorecard with the sales team or broker before they pitch. It helps them understand what matters to you and prevents a generic sales talk. Ask each one to show how their option performs on your list, and to give specifics wherever possible: addresses, road names, timings and documents.
Be wary of statements such as the area will boom or prices will double. Ask for the basis. If the answer relies on a rumour, an unnamed report or a single announcement, treat it as unverified. Real analysis points to documents, approvals and dated plans.
Keep the scorecard alive after you buy, too. Local conditions change as roads open, markets grow and new institutions come up, and the same sheet can help you decide later whether to hold, let out or sell. Also note the seasonal side of Mysuru life: festival periods such as Dasara bring crowds and traffic to parts of the city, so check how the area you like behaves in those weeks. Common mistakes when choosing a locality
- Choosing an area because a friend bought there, without checking your own commute.
- Believing that every promised road or flyover will be built on time.
- Comparing prices without comparing the type of area (carpet or super built-up).
